If you’re like most people buying a home for sale in Ellicott City, Owings Mills or any of the surrounding communities, you started your search online – maybe even on this website. You’ve combed through listings, looking at floor plans and trying to determine which homes are really worth their asking prices.
Most of the homes you see are listed by a number of different real estate agents – so should you just pick up the phone and call the agent whose name appears on the listing when you want to arrange a tour?

Should You Contact a Listing Agent When You Want to See a Home?

The short answer: You shouldn’t contact a listing agent when you want to see a home. You need a REALTOR(R) who’s representing you – and only you, not the seller – when you’re trying to get the best deal on a home for sale.

However, if you’re already working with a buyer’s agent who’s representing your best interest, and the listing you like is also listed by your agent, you’ll have to talk to him or her to get the scoop on the home (and find out what to do next).
The bottom line is that the listing agent works for the seller. It’s his or her job to get the seller’s home on the market, sell it quickly, and bring in the best possible price for it. That means if you call the listing agent when you’re interested in a home, he or she already has a duty to help the seller – not necessarily you.
It’s almost always better to hire your own buyer’s agent when you want to buy a house. Your agent’s duty will be to you, the buyer, not to the seller – and you really need someone in your corner.
